This suggestion is for a new style of rental housing.


In Australia, in order to get rental housing a person generally needs the following:


- A security deposit equal to one month's rent.
- One month's rent paid in advance.
- References from previous landlords.
- Their own furniture.


This effectively means, that for people in many circumstances it is impossible to get rental accommodation.



This suggestion for a nice boarding house is:

- Construction which is long lasting, basic but attractive.
- Accommodation is one room with a bed in it, a small bathroom attached, and a kitchenette as part of the room.
- Furnished with a bed, couch, table & chairs, and a refrigerator and television.
- Family rooms are available with a main bed and bunk beds for children.



For the tenant the requirements are:

- A security deposit of one week's rent.
- Rent payable in advance. Rent can be paid weekly or fortnightly.
- The security deposit can be used for the final week's rent when moving out.
- No minimum or maximum term of stay.



Although this suggestion is designed to meet a charitable need, the buildings should be built and run on a commercial basis.


Do not build a large number of these buildings close together or slum social conditions will arise.
